Varney Barn - Charlotte, VT
The Varney farm in Charlotte, Vermont, was a large gentleman’s dairy farm built largely during the second half of the 19th century. The dairy barn there measures 40x100 with an attached corn crib and granary as well as a later gambrel addition off the back. The owner had a vision to turn the barn into a wedding venue but before that could even be a consideration, extensive repairs were needed.
The barn had a slate roof on it that had not been maintained for a very long time. There were large roof leaks throughout and because of this, close to half of the rafters, most of the top plates and purlins as well as many other timbers were in need of replacement. We pre-cut all of the replacement timber so that the roof would be open for as short a period of time as possible with winter approaching.
Once the roof was closed in, we jacked up the entire building and began replacing nearly all of the sills and the basement level framing. The floor system needed to be rebuilt to meet code for public space. We kept the main timbers for the floor system in place and installed engineered lumber floor joists and subfloor throughout.
Our scope ended with the structural restoration and the completion of the project has not yet happened but it is in a much better state than it had been.
